The Northern Precinct
Built for business.

This fully walkable, commercial business precinct consists of 24 prime lots. The intention is for this precinct to develop an urban character that seamlessly integrates commercial office space with a curated mix of retail and showrooms. Positioned along the M1 motorway for maximum visibility and accessibility, some parts occupy space on Montebello Boulevard and along the lush green Saint Louis rivulet.
A mall and health & fitness centre will also be
located within the precinct.

The Central Precinct
Designed for living.
Inspired by nature.
Les Rives de Saint Louis, Montebello ́s inaugural residential project, introduces a modern “Art de Vivre.” Drawing inspiration from nature, it gives a select few the opportunity to enjoy the first “open front yard” residential concept on the island.
Phase 1 consists of 37 lots of serviced land in a beautifully landscaped, gated community.
Phase 2 will include the development of apartments and duplexes, all within walking distance of the northern commercial precinct.

The smart city scheme

In 2015, the Mauritian government launched the Smart City Scheme to promote new, intelligent urban spaces across Mauritius in the form of mixed-use developments comprised of office, business, residences and leisure components.
The scheme offers multiple fiscal incentives to developers and investors to encourage participation in the vision of the Mauritian government to create integrated, innovative and sustainable cities of tomorrow around the ‘live, work, play’ concept, and to improve the quality of life for the long-term benefit of all.
Montebello is developed under this Smart City Scheme, which allows investors and individuals to benefit from a wide range of incentives.
